The improved pear was not fixed, and Greystone is full of them

Greystone was built between about 2004 and 2016 with the average landing at 2008, and the builder planting reflects the era. By then nurseries were selling Cleveland Select and Chanticleer as the well-behaved Callery pears, and Autumn Blaze and October Glory maples as the fast shade tree everybody wanted. Two decades on, the well-behaved pears are shearing off at the same weak union as their predecessors, just a few years later, and Autumn Blaze has grown fast into brittle wood.

So the calls off Bedrock Drive and Amber Lane are usually recent damage rather than long-standing eyesores: half a tree on the lawn after a gust, the rest taken down by a crew, and a fresh 20-inch cut face sitting in a landscape bed that was tidy last month.

Granite, Cobblestone and Crystal are courts, and that matters

A cul-de-sac bulb has no kerb line to stage from. The trailer either blocks a bulb that three other households need to get out of, or it parks on somebody's apron. We solve it by unloading at the mouth of the court and walking the machine in, which takes a few minutes and avoids the argument.

The second constraint is the brick. These are all-brick houses, several by Adams Construction, and the front approach frequently runs between a brick mailbox column and a mature landscape bed with maybe six feet between them. That is enough for a walk-behind and not enough for anything with a boom, so if a stump is in a front bed here, expect a smaller machine and a longer cut.

Concrete is the expensive thing near a stump

Driveway aprons in Greystone are twenty years old at most and in good condition, which means a chipped or cracked one is very visible. Grinding within a foot of concrete is routine work, but it is done with the wheel angled away and the last inches taken carefully, because a cutting tooth catching a slab edge does damage in less than a second.

The other half of it is what is under the slab. A root running beneath an apron does not stop where the concrete starts, and taking it out means either accepting that some of it stays, or lifting concrete, which we do not do. Where a root has already lifted a slab, the honest advice is usually to grind what is accessible, cut the root cleanly at the slab edge and deal with the concrete as a separate trade at a separate time.

Landscape beds are the other place to be careful. Greystone front beds were installed properly, with edging, weed fabric and a defined mulch line, and a grinding wheel will lift fabric and throw edging if it catches. We pull the edging section out by hand before starting and set it back afterwards, which takes ten minutes and saves a run to a supplier.

Lot size, price and where a third of an acre puts the chips

Lots average about a third of an acre and the houses are generous on them, so the useful yard is smaller than the acreage suggests. In grinding terms that is fine for the stump and awkward for the shavings.

A 20-inch Autumn Blaze produces a pile that will smother a section of a mid-2000s lawn if it is left spread. Most Greystone jobs end with the material tarped, loaded and gone, and the void backfilled with soil so the spot can be seeded that week. Priced, a single mid-size maple with a walk-in through the side runs the $200 to $325 range here, with haul-off adding to that depending on volume rather than being folded in blindly.
