The risk here is what is under the sod, not the stump
This is a Ryan Homes build-out running from about 2019 across former Calista Road cropland, ranch and two-storey plans on slab, priced in the $330,000 to $375,000 band, on graded lots with builder sod and trees still at whip stage. Nothing in the landscape is old enough to be a grinding job.
What that produces is a neighbourhood where the stump itself is usually modest and everything around it is brand new and shallow. Downspout drains run six to eight inches under the turf. Irrigation, where the builder or the owner put it in, is barely deeper. The sod is a year or two old and has not rooted the way an established lawn has, so it tears rather than marks. A careless grind on a Streamview Drive lot does not damage the stump budget, it damages the yard, and that is the calculation we make before starting.

The stumps that matter here are along the Wilkinson Lane frontage and in the drainage easements the developer worked around, and they are farm wood rather than nursery stock: black locust, eastern red cedar, hackberry, Osage orange remnants and sycamore where water runs.
Black locust is the one worth knowing about. It is hard, it holds grit in the bark, and it is famously rot-resistant, which means a locust stump cut ten years ago is still solid rather than punky. It also resprouts vigorously from roots left in the ground, more so than almost anything else on this list, so if a locust is coming out we go deeper than standard and take the surface runners as far as they can be followed. Sycamore is the opposite: soft, wet, fast to cut and it produces an enormous volume of sodden material for its diameter.
Easement ground is not automatically yours
The wet strips behind the Streamview and Oakland Court lots are drainage easements, and a stump standing in one is a different question from a stump in your back yard. The land may be inside your deed while the right to disturb it is not entirely yours, and on a subdivision this new the grading in those channels was engineered rather than incidental.
Before we grind anything in a swale, we want to see where the easement line falls on the recorded plat. Carothers Way returns Robertson County, so that plat and the parcel behind it sit with the Robertson County records rather than Sumner's, which trips people up when a neighbour on the other side of town describes a different process. In practice, most of these are fine. It is the ones nobody checked that turn into correspondence.
What a careful new-lot grind looks like
The routine on these lots is deliberately fussy. We locate every private run we can find first, including the downspout drains, which are the thing most often hit and the thing nobody thinks of. Boards go down where the machine crosses young sod. Depth is set to what the spot needs rather than as deep as the machine goes, because there is no benefit to a foot of extra void under a new lawn.
All of the material comes out. On an established yard, leaving shavings in the hole is a reasonable option; on year-old sod it produces a soft spot that never matches the grass around it. We backfill with soil, firm it, and lay the turf back. A single mid-size fencerow stump handled this way is generally a $175 to $300 job, and the extra care is in the method rather than the price.

There is a stump in the drainage swale behind my lot. Can it just go?
Probably, but check the plat first. If it sits inside a drainage easement, the grading in that channel is there to move water and the easement holder has a say in what happens in it. Grinding a stump flat rarely changes flow, but we would rather have looked than assume. If it is clearly inside your pins, it is a normal job.
What is most likely to get damaged on a new lot like ours?
Downspout drain lines, by a distance. They run shallow, they are corrugated black pipe that a cutting wheel goes through without slowing, and they are almost never marked. Second is irrigation, third is a low-voltage lighting run along a bed. None of those show up on a public locate. Walk the yard with us for two minutes and most of it gets flagged.
Our tree is only three years old and it died. Is that even a grinding job?
It is, and it is cheap. A whip-stage Callery pear or maple has a stump the size of your wrist and a root ball that has barely spread, so it comes out in minutes and the ground closes over it. What makes it worth doing is that a dead nursery tree left in place will resprout from the graft and give you a shrub you did not order.
Can you come while the builder is still working on the next section?
Yes, and it can be easier. Construction traffic means the street is already busy with trailers, so ours is not the problem it might be on a settled street. What we do watch for is where the site contractor has been storing material, since compacted ground and buried construction debris both change what the wheel meets.
