The trees here were kept, not planted
Copes Crossing was approved in 2021 for 103 homes, built by Pulte and sold out this year, and it was sold on a quiet setting with a retained tree line, a pond, a greenbelt and direct access to the nature greenway. That marketing is accurate, and it creates a stump problem the other new subdivisions here do not have.
A tree that grew inside a closed canopy puts on a narrow crown and a root system that never needed to hold up against open wind. Take the trees around it away for a hundred homesites and the survivor is suddenly standing alone in a field of new roofs. Those are the ones that come over. Two or three seasons after a build-out, the calls off Brook Avenue and Meandering Way are for retained willow oak, black willow and box elder that failed, not for anything a builder put in a bed.
A greenbelt stump is a different conversation
The pond, the greenbelt and the tot lot are mapped common areas, and a good deal of the ground around the water is drainage as well as amenity. A stump in there is not a homeowner's decision even when it is fifteen feet past the fence.
It also sits inside rules the city takes seriously. White House has operated as a Phase II stormwater community since 2003, and post-construction runoff control is one of the measures it is obliged to run, which is exactly the category a pond edge and an engineered drainage channel fall into. Disturbing ground next to open water in a mapped easement is a question for the association and, past a certain scale of disturbance, for the city. For a single stump ground flat with the shavings removed, it is generally straightforward. The point is that it goes through the association rather than through you.
Pond-edge wood and what it does to a wheel
River birch, black willow and box elder around water are soft, wet, fast-growing species, and they grind nothing like the willow oak on the higher ground. Wet soft wood does not chip, it shreds, and it comes off in sodden strings that pack the wheel and have to be cleared by hand every few minutes.
It also produces a great deal of material by volume and very little of it is worth keeping. On a pond bank we take it away rather than leaving it, because a pile of wet shavings a few feet from open water is precisely the sediment problem the drainage rules exist to prevent. Willow oak is the opposite in every respect: dense, slow, hard on teeth, and a 24-inch one behind a Newbury Drive lot is a solid hour and a half at the $300 to $500 mark.
The county line runs through here
Nowhere in town shows more sharply why the first thing we settle is which half of the city an address falls in. The community's own address at 217 Brook Avenue records in Sumner County, and White House High School directly across on Tyree Springs Road is Sumner County Schools. But Raymond Hirsch Parkway, the road along the front of it, returns Robertson County in the federal geocoder.
So one subdivision can genuinely need two different county offices depending on which end of it you are standing at. It does not change how a stump grinds. It changes which assessor holds the parcel card, which county you file a boundary question with, and which set of records tells you where the greenbelt line actually is. We check before quoting anything near a boundary here rather than after.

The association, in almost every case, because the greenbelt is common area rather than part of your lot. Homeowners here sometimes pay for it themselves out of impatience, which is understandable and still worth a message to the board first. Do you need any kind of permit to work near the pond?
Not for grinding one stump and taking the material away. The city's stormwater rules bite on ground disturbance at a meaningful scale and on anything that puts sediment into a drainage system, so a machine sitting on a bank with shavings piled next to the water is the thing to avoid rather than the paperwork. We work back from the edge and load out.
Why did the tree fall when it survived every storm before?
Because it did not survive them alone. Retained trees grew with a hundred neighbours breaking the wind and holding the soil, and a build-out removes that overnight. The crown is narrow, the root plate is one-sided, and the first real gust off an open field is a load it never carried. It is a normal pattern in subdivisions that keep a tree line, and it usually shows up two to four years in.

Mostly Sumner. The recorded community address is in Sumner County and the schools are Sumner County Schools, but the parkway at the front of the neighbourhood geocodes into Robertson, which is how close the line runs.
